Building Tune-up Program

What is the Building Tune-up Program?

When was the last time your building was tuned up? Most people understand the importance of having regular tune-ups for automobiles, yet most buildings seldom, if ever, are checked to ensure smooth and efficient operation. The result of inattention is that most buildings do not perform as designed, typically leading to uncomfortable occupants and higher energy bills.

The Building Tune-up Program provides funding for building retrocommissioning - diagnostics, documentation and fixing operational issues related to specific building energy systems not performing to the original design intent or the owner’s operational needs. Platte River pays 100% of the cost to identify measures that can save energy, improve the comfort, operation, and efficiency of your building leading to a payback in less than two years. You pay the costs for implementing the measures.

Platte River or your local utility representative will assist in facilitating your retrocommissioning project. Platte River will NOT provide incentives for electricity savings under this program. For rebates on equipment upgrades, visit the Electric Efficiency Program or LIGHTENUP web pages.

Project Eligibility

Refer to the Building Tune-up Program Manual for more details.
Your building must receive its electricity from the Town of Estes Park Light & Power Department, Fort Collins Utilities, Longmont Power & Communications or Loveland Water and Power.
Building owners must commit to spend at least $4,000 (or more, depending on building size) to implement identified retrocommissioning measures with total project simple payback of two years, or less, based upon total energy savings.
The building must not be scheduled for major renovation or large capital investments, and owner/facility staff must commit to be actively involved in the retrocommissioning process.
The building must contain at least TWO of the following:
  a. 50,000 square feet, or more, of conditioned space that is at least two-years-old,
  b. A functioning central control energy management system (EMS),
  c. A unique circumstance (e.g., unusually high energy use compared to similar buildings).

How to Participate

1. Contact Platte River Energy Services or your local utility representative to discuss retrocommissioning opportunities and program details.

2. Complete a Building Tune-up Project Application and submit it to Platte River or your utility representative for pre-approval.
3. Work with Platte River to select an approved retrocommissioning service provider and determine which energy saving measures to implement.
4. Complete implementation of selected measures.
5. Submit required documentation to Platte River verifying the implementation and energy saving performance of each measure.
6. Receive final incentive check (one or more checks may be issued earlier as progress payments - not to exceed the total incentive amount).
